How fast can you close?
I work toward the earliest practical closing and state the proposed date in writing. Cash removes the buyer-lender wait, and closing can proceed once the ownership and transfer documents are ready.
Who pays closing costs?
I intend to pay all closing costs where state law permits. The written offer will identify the allocation, including any state-required exceptions, taxes, liens, prorations, or obligations that must be paid from the seller’s proceeds.
Do I pay an agent commission?
No agent commission is charged in my direct purchase because I am buying the property rather than listing it. If you independently hire a broker, attorney, tax adviser, or other professional, your agreement with that professional may create separate costs.
Will I definitely receive an offer?
No. I review each parcel individually and will let you know whether Buyer Land can make an offer.
How is a direct cash offer determined?

Can I sell inherited land?
Often yes, once the person or estate with legal authority to transfer it is identified. Probate status, deed ownership, co-heirs, and state law determine who must sign and whether court approval is needed.
Can taxes or liens be paid at closing?
Some taxes and liens can be paid from sale proceeds if the transaction and law permit. A title company, attorney, or other closing professional must confirm payoff amounts and requirements.
What if I no longer have the survey or deed?
You can still start with the owner’s name, county, property location, or parcel number. I will help identify what is already available and whether the closing professional needs anything else.
What if several people own the land?
All owners with a legal interest generally must participate unless a court order or authorized representative provides otherwise. The closing professional can identify the required signers; I cannot give legal advice to resolve owner disputes.
Is requesting an offer an agreement to sell?
No. An inquiry is only a request for review. You are not obligated unless you later choose to sign a binding agreement after reviewing its terms.
